Working with the top Loan Consultants and Home Inspectors, Jebb & Driggin Realty, Inc. will put together a plan that puts you at the best advantage when purchasing a home, income property or vacation retreat.
You and one of our recommended Loan Consultants communicate by e-mail, telephone or in person. The loan application is completed and arrangements are made for obtaining a credit report. The emphasis here is to get Pre-Approved for a loan so that you know exactly what price range is workable. This eliminates disappointments and wasted time.
Sometimes you may be surprised to find that you comfortably qualify for more than you thought. Pre-Approval will also show you what your monthly payments will be. You will receive a full disclosure at time of application of all other costs needed to close your sale. If there are any glitches in your qualifying for a loan, they can be cleared up ahead of time. You then have what could be considered ‘cash sale' leverage. With a Pre-Approval you will be in an excellent negotiating position.
At this important meeting, your Jebb & Driggin Realty, Inc. Exclusive Buyers Agent will discuss your time schedule, your needs and your desires. You will learn more about the buying process and what to expect and your Exclusive Buyers Agent will learn what he/she needs to know to help you find the property that fits your needs and budget.
Properties that potentially fulfill your needs will be investigated and analyzed. We will not waste your time by showing you properties that do not meet your requirements. You will then tour the best of the properties and narrow down the possibilities. When you decide on the property that meets your criteria, you are ready for the next step.
This step is where getting Pre-Approved is especially effective. When your Jebb & Driggin Realty, Inc. Exclusive Buyers Agent writes the offer of purchase; he/she can SHOW that you are Pre-Approved by enclosing the Pre-Approval letter with the offer. With the Pre-Approval letter, your Exclusive Buyers Agent is able to let the seller know that you can formalize a deal quickly. These facts increase your opportunity to purchase the property for the very best price. The inspections, a time schedule, and all other conditions that are important to you will be included in the offer to purchase. At the time of the offer, you will generally be required to make a refundable deposit in the amount of $1,000.
A Win-Win result is the goal of the negotiations. The seller may counter your offer. You can accept or reject the counter offer or the process can go back and forth until you are satisfied. The day the agreement is reached is the ‘Day of Acceptance of the Offer'.
The next step is the process of inspections including (but not limited to) a pest control inspection, a complete home inspection, a roof inspection, and a chimney inspection. In rural areas there will be well and septic inspections and certification, and/or any other inspections that seem prudent to protect your interests. If the inspections show unacceptable problems with the property, you can terminate your offer and receive a return of your preliminary deposit.
Assuming that the inspections have gone well, the next step is to enter into a more formal Purchase and Sale Agreement. This document is generally drafted by the seller's attorney and should be reviewed by an attorney that you have hired. Your attorney, lender and your Jebb & Driggin Realty, Inc. Exclusive Buyers Agent will make sure the 'I's' are dotted and the 'T's' are crossed. Upon execution of the P&S Agreement, you will be required to make an additional deposit, in an amount to generally total 5% of the purchase price of the property, reduced by the amount of the preliminary deposit made with your offer.
Shortly before Closing, your Jebb & Driggin Realty, Inc. Exclusive Buyers Agent will accompany you on a "Walk Through" inspection during which you will assure yourself that all of the items that were supposed to be done are complete and that all of the major systems of the property are in good working order.
When all of the conditions of the Closing are complete, you will meet with the Seller; the Seller's Attorney, the Lender's Attorney and your attorney and sign all of the papers. A few days before you are to sign, the closing attorney, who is generally the lender's attorney, will tell you the exact amount of cash you need to close. Once the Closing is complete, the closing attorney will arrange for the Deed to get recorded, which places the property in your name. Now it is YOUR PROPERTY -- move on in.
