- Qualifies Buyer
- Orders appraisal on property
- Submit Buyer's information to Underwriter for approval
Seller's Agent
- Represents Seller of property
- Does market research and tells Seller the market value of property from recent sales
- Lists property on Multiple Listing Service
- Markets to Realtors®, advertises, holds open houses, introduces to Multiple Listing Service
- Oversees necessary repairs of property and maintenance during listing period
- Negotiates price and terms of purchase contract on behalf of the Seller with Jebb & Driggin Realty, Inc. Exclusive Buyers Agent
- Oversees inspections and any other repairs agreed to in contract
- Usually meets with Seller to sign closing documents
Jebb & Driggin Realty, Inc. Exclusive Buyers Agent
- Represents Buyer(s) (and only the Buyer) with purchase of property, loan and closing process
- May introduce Buyer to Loan Consultant who secures the best loan for the Buyer
- Consults with and educates the Buyer on current conditions of the real estate market
- Develops analysis of suitable properties
- Advises Buyer and negotiates the price and term through Sellers Agent
- Guides Buyer through loan process, required insurance and closing
- Takes Buyer on "walk through" inspection of property to note any problems that need to be addressed prior to closing
- Arranges to meet with any inspectors or property (with or without Buyer present)
- Accompanies Buyer to closing
